Going Green
Foothills Management continuously upgrades properties to make them more energy efficient by using energy efficient products and building techniques.
Solar panels have been added to a second building for water heating. This decreases our use of fossil fuels for water heating. Our experience with our first solar installation on High Street proved that these panels do decrease fossil fuel use, especially in spring, summer and fall.
Foam insulation has been added to a number of our building's basement walls. This insulation on the top three or four feet of basement wall protects against heat loss above the frost line in the winter soil. It guarantees heating fuel savings.
Many other "green initiatives" can be found in our buildings: faucet aerators, energy saving shower heads, energy efficient lighting, lights on timers and motion sensors, and water saving toilets.
New construction is done with high density foam insulation that insulates as well as air seals infiltration leaks. Propane water heaters and some on-demand water heaters are in use.
All windows in our buildings have been replaced with double pane thermal windows, much more tightly and efficiently installed than the original windows in our buildings.
In addition, all our buildings and apartments have been investigated and tested for lead paint. Nothing of note was found as all of our apartments have been painted over many times with non-lead based paint since 1978 when lead paint was out-lawed. Many have been completely renovated since that time. Reports pertaining to these investigations and tests are at our office.
